Q.  Why do I need a survey?
A.  Surveys are needed for many purposes.  Surveys are completed to protect property owners from many issues that may arise.  Including but not limited to, buying a property, putting up a fence, building an addition to an existing structure, adding a pool to the property, etc. 

Q.  What kind of survey do I need?
A.  Depending on what are you needing the survey for will determine what kind of survey you will need. 

1a. Boundary Surveys – A boundary survey establishes the true property corners and property lines of a parcel of land. Boundary surveys are typically performed to obtain building permits, to resolve property disputes, and for erecting fences. They are also used to transfer title for the purchase of a property.

2a. ALTA/ACSM Surveys - A survey made for the purpose of supplying a title company and lender with survey and location data necessary for the issuing of title and/or mortgage insurance. A detailed map is required to be done to "ALTA" specifications. The acronym "ALTA" stands for American Land Title Association. Specifications of this type of Survey include (but are not limited to) determining property lines, location of improvements, identifying all easements, utilities and other conditions affecting the property. ALTA surveys are very comprehensive surveys and typically cost thousands of dollars and take weeks to complete. Any ALTA Land Survey must meet the "Minimum Standard Detail Requirements for ALTA/ACSM Land Title Surveys" as adopted by the American Land Title Association, the American Congress on Surveying and Mapping, and the National Society of Professional Surveyors. The Alta Survey is most often performed on commercial properties.

3a. Topographic Surveys - A Land Survey locating natural and man made features such as buildings, improvements, fences, elevations, land contours, trees, streams, etc. This type of survey may be required by a government agency, or may be used by Engineers and/or Architects for the design of improvements or developments on a site.

4a. Constructions Surveys - Survey measurements made prior to or while construction is in progress to control elevation, horizontal position, dimensions, and configuration, i.e. stakeout of line and grade for buildings, fences, roads, etc. 

Q.  What is the cost of a survey?

Q.  Does your company provide Elevation Certificates?
A.  Yes we do.  Our pricing for Elevation Certificates can also be found on our Coverage Areas page.

Q.  Why do I need an Elevation Certificate?
A.  An Elevation Certificate is required by the National Flood Insurance Program (NFIP) to certify the reference level of a building for insurance rating purposes. Without the data provided by an Elevation Certificate the property can not be properly rated for flood insurance purposes.

Q.  How long is the turnaround time for a survey?
A.  The typical turnaround time for a standard lot and block surveys is 2-3 days.
Larger jobs may require longer time frames.

Q.  If I have a rush job that needs to be done, can your company accommodate my needs?
A.  Yes.  We can have rush jobs completed 1-2 days from the time ordered.

Q.  How are surveys sent?
A.  Our surveys are sent electronically via email with and electronic signature and seal.  If raised seals are requested we can mail those out to the requesting party. 

Q.  Are surveys valid with the electronic signature and seal?
A.  Yes.  According to Section 472.027 of the Florida Statutes and Chapter 61G-17-7.0025 of the Florida Administrative Code.
