Boundary Survey

A boundary survey will give you a clear picture of your property. It helps you establish or re-establish the boundaries of your property using a legal description. Our experts will locate your property corners to clearly define your property lines.A boundary survey also determines the dimensions, size, and location of your home and any other improvements on your property, such as sheds, fences, and driveways. We'll also highlight the location of any bodies of water on your land, if applicable.

Spot Elevation Survey

This type of survey gathers data on the elevation points of your property, giving you a comprehensive understanding of its terrain features. This data is important for building and construction, land use planning, and environmental impact assessment.

A boundary survey completed by our company is required in order to relay the spot elevation information in an understandable matter. Don’t worry if you don’t have a boundary survey with us, we are happy to complete a boundary survey for you in addition to the spot elevation survey.

ALTA Survey

Generally known as an ALTA Survey, the ALTA/ACSM Land Title Survey is usually used on commercial or multi-family properties. It is completed based on the Minimum Standards Detail Requirements set by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS).

The Minimum Standards Detail Requirements set out the specific details that are required on ALTA Surveys. A thorough Title Commitment review is done to ensure that anything recorded that may affect the property is included on the survey. There are also a set of optional “Table A” items that can also be requested to be on ALTA Surveys.

As-Built Survey

An As-Built Survey is a detailed record of the location and layout of improvements as they are built on a property or construction site. During an as-built survey, a professional surveyor will visit the site to take measurements and gather information about the newly constructed or modified features. As-built surveys may be required at various stages of construction to ensure that the work is progressing correctly and to verify that any changes made during the construction process are in compliance with local regulations and site plans.

Specific Purpose Survey

A Specific Purpose Survey is designed to meet a specific requirement or purpose. It is often customized to meet the specific needs of the client to ensure that projects are planned and executed with the necessary information that is not typically covered in a standard survey.

The information obtained from a Specific Purpose Survey can be used for various purposes, including helping property owners and developers make informed decisions about the use and development of the land.

Municipal Lien Search

A municipal lien search provides a report of any municipal liens that have been filed against a property. A Municipal Lien Search will thoroughly investigate any violations, permits, unrecorded liens, taxes and utilities that are associated with the property. Types of municipal liens are unpaid taxes, assessments, sewer, trash water and electric charges.

HOA Estoppel

An HOA Estoppel is an official document from a Homeowner’s Association that will provide any unpaid HOA Fees owned by the current property owner. These HOA fees could result in the Homeowner’s Association placing a lien against the property if they are not paid. Obtaining information prior to closing will allow any unpaid fees to be paid so the buyer doesn’t have any surprises after closing.

Why should I get a new survey for my closing?

You should always get a new survey when you are buying a piece of property. A boundary survey will confirm the property lines and show possible encroachments. A boundary survey will confirm what you are purchasing and give you peace of mind!
